Pebble Hill Farm – West Horsley

This striking new home is set within the Green Belt, outside any defined Settlement Boundary, making the planning process both challenging and technical. To secure approval for such a contemporary design in this sensitive location, we developed a compelling and carefully considered planning argument.

In April 2023, Guildford Borough Council granted permission for the project. Our case was based on the replacement of seven out of eight disused farm buildings on the site. We demonstrated that the overall footprint, volume, and spread of these redundant structures had a greater impact on the rural landscape than a single, thoughtfully designed modern dwelling.

The new house spans approximately 300 sqm, with the main living areas located on the first floor to take full advantage of the sweeping panoramic views across the countryside. The layout is composed of two primary volumes connected by a dramatic two-storey glazed void that houses the staircase and creates a strong architectural focal point.

Construction is now underway, and we’re excited to watch this ambitious project take shape.
